Terms & Conditions

These terms are a contract between you and Austin Pula (“we”, “us”), the provider of the Assetra property management service at pulaproperties.online (the “Service”). By creating an account or continuing to use the Service you agree to these terms. If you are using Assetra on behalf of a business, you confirm you have authority to bind that business; if you are using it as an individual, you confirm you are of legal age.

The service

Assetra is a web application for private landlords to record properties, tenancies, rent payments, compliance certificates, maintenance jobs, documents and reminders. We grant you a limited, non-exclusive, non-transferable right to use the Service within the plan you have selected.

Your account

• Keep your login credentials, passkeys and portal links confidential; you are responsible for activity under your account.
• Provide accurate information and keep it up to date.
• You are responsible for the lawfulness of the tenant and property data you upload, and for your own obligations as a landlord under UK law.

Acceptable use

You must not misuse the Service. In particular you must not:

• use it for any unlawful purpose, or to harass or defraud anyone;
• send spam or unsolicited messages through its reminder or messaging features;
• infringe anyone’s intellectual property or privacy rights;
• interfere with its security — no malware, probing, penetration testing, scraping or circumventing plan limits;
• reverse engineer, resell or redistribute the Service.

Automated features and accuracy

Assetra uses automated matching and AI-assisted extraction to read uploaded statements and documents and to suggest values. These outputs may be inaccurate or incomplete. You are responsible for checking anything before relying on it. Assetra is a record-keeping tool and does not provide legal, tax, financial or regulatory advice; compliance with gas safety, EICR, EPC, deposit protection, Right to Rent and licensing obligations remains yours.

Your content

You keep ownership of the data and files you upload. You grant us a limited licence to host and process that content solely to provide the Service to you. We retain ownership of the Service itself, including its software, design, documentation and branding.

Service level

We work to keep Assetra available and reliable, but we do not guarantee uninterrupted or error-free performance. To the fullest extent permitted by law we disclaim all implied warranties, including merchantability and fitness for a particular purpose.

Plans, payment and subscriptions

Paid plans are billed monthly in advance and renew automatically until cancelled. Prices are shown on our pricing page.

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax, cancellation and refund mechanics are governed by Paddle’s Buyer Terms and by our Refund Policy.

Suspension and termination

We may suspend or terminate access for material breach of these terms, non-payment, security or fraud risk, or repeated or serious policy violations. You may cancel at any time. When a paid subscription ends you keep access until the end of the period you have paid for, after which your account reverts to the Free plan; you can export your data at any time while your account is active. Accounts deleted at your request are removed along with their data.

Liability

To the fullest extent permitted by law, our aggregate liability arising out of or relating to the Service is capped at the fees you paid us in the 12 months before the claim. We exclude liability for indirect, consequential or special damages, including loss of profits, data or goodwill. Nothing in these terms limits liability for fraud, death or personal injury caused by negligence, or any other liability that cannot be excluded by law.

You will indemnify us against claims arising from your content, your unlawful use of the Service, or your breach of these terms.

General

• We may update these terms; continued use after an update means you accept the new version.
• You may not assign your rights without our consent; we may assign ours in connection with a merger or acquisition.
• Neither party is liable for delays caused by events beyond their reasonable control.
• These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
